Breckenridge Short Term Rental checklist
Built from the Town of Breckenridge accommodation unit license page and the town's accommodations tax page, checked November 1, 2026.
First: the zone decides
- Find the property's Short Term Rental zone on the town's searchable GIS map (search by address, subdivision, or schedule number). Breckenridge caps licenses by zone, and some zones have waitlists.
- Confirm the zone has availability, or get on the town waitlist through the town's Short Term Rental application path. Do not market the property before a license exists.
- Buying a licensed property? Licenses are non transferable and non refundable on a sale. The seller's license tells you nothing about yours.
The licenses and fees
- Accommodation unit (short term rental) license obtained for the property. It is required however the property is marketed: management company, Airbnb, VRBO, newspaper, or word of mouth.
- Business and occupational license tax (BOLT) handled with the town.
- Accommodation unit regulatory fee paid. The town's license page lists it at $756 per studio or bedroom per year (as published when checked). Confirm the current figure with the town.
- Colorado sales tax license in place for the state filings.
While you operate
- The license number appears in all advertising for the property.
- A responsible agent is in place who can respond to issues within 60 minutes, per the town's licensing requirements.
- Taxes collected and remitted on time: town sales tax (2.5 percent) and public accommodation tax (3.4 percent) to the town, plus state, county, and district taxes through the state. Figures per the town's accommodations tax page when checked; verify current rates.
- Complaints line awareness: the town runs a short term rental complaint line, and repeat issues put the license at risk.
Check with the town
- Current waitlist length and movement in your zone: published by the town and changes over time.
- Whether your property is on the town's resort or exempt property lists, which follow different treatment.
- HOA and condo rules: not in any public dataset. Check in writing.
